So what is Buyers Advocacy ?

This industry consists of specialised Agents known as Buyers Advocates or Buyers Agents?

Although any Real Estate agent can purport to do buyers advocacy, in realty only a handful are officially trained Buyers Agents and even less hold a buyers agents qualification or have real life experience working in this area of property.

While there are literally many thousands of Real Estate Agents in Australia there are only at most a few hundred Buyers Agents.

So what do they do then ? Well, we all know the traditional role of a sales agent as selling property for  the seller in a real estate transaction. A buyer's agent is the exact opposite. Buyer’s agents are licensed professionals that represent the buyer in searching, evaluating and negotiating the purchase of property on his/her behalf. They do not sell real estate.

Many Australians have caught on to the advantages of using a buyers agent instead of dealing directly with the seller’s real estate agent when purchasing a home or investment property. This can save a buyer a lot of time and hassles in finding their ideal property whether it be to live in or rent out. And it is important to note that just as a seller’s agent has a fiduciary relationship with the seller, the same is true for the buyer’s agent and the buyer. The buyer agent must act in the best interest of the buyer.

So what does a Buyer’s Agent actually do?

As buyer’s agents we specialise in searching out, locating and negotiating the purchase of property on behalf of a buyer. Our job is to locate the best available property that suit the buyer’s needs, at the best possible price and conditions, whether it be residential, commercial, or industrial.

Searching for the ideal property can be extremely time consuming and stressful for a buyer, particularly in tight markets in which supply is limited. One of the most common complaints we hear from buyers is that the selling agents never get back to them nor keep them informed after they express interest in a property. This results in lost opportunity and disappointment is many cases for the buyer. Buyer's agents do all the research, analysis and leg work for you in finding your ideal property and keep you informed as to market conditions, property availability, and property values.

The typical process of employing a buyer’s agent starts by signing a Form 6 (in QLD), just as a seller does when appointing an agent to work on his/her behalf to sell a property. This form includes a detailed description from the buyer that provides all the information the agent needs in the search for the ideal property.

Here is the step by step process that leads to the purchase of your ideal property 

 

1. Property Search

Our comprehensive searching process is designed to save you valuable time and stress by undertaking the necessary due diligence and day to day legwork. To find your ideal property, we carefully select a range of options from industry databases and contacts as well as
properties that are not advertised (off market properties) to the general public. 

2. Assessing

Once we have selected a preferred option or options, we will begin an extensive property and price analysis assessing the over-all quality of the property and its anticipated market value.

3. Negotiation

Negotiating with Sales Agents can be a challenging task, particularly for the inexperienced. Our expertise and negotiating experience will save you the stress and uncertainty of dealing directly with the seller's agents and will protect you from paying too much for your purchase.

4. Contract Conditional and Pre-settlement Process

Once your property has been successfully negotiated we will manage the entire conditional phase of the purchase for you, including assisting with the introduction to solicitors for conveyancing and arranging building and pest inspections. We will also arrange and attend pre-settlement inspections on the purchased property to make certain everything is in order with the property prior to the actual settlement.
